Job Description

Residential Appraiser Trainee Location Kennewick, WA : Summary Performs field inspections to appraise new and existing residential structures and property on a mass appraisal basis, under supervision of Appraisers I, II, III and Chief Appraiser or Assessor. All work must be approved by Appraiser III, Chief Appraiser, or Assessor. Communicates with the public to explain procedures and answer questions. Example of Duties

Locates and inspects residential structures and property in assigned area to determine fair market value as a basis for tax assessment.

Measures, grades, and verifies the condition of existing structures and new construction. Takes photographs of residence and places on correct parcel. Determines boundaries by utilizing and interpreting maps and legal descriptions.

Responds to citizen inquiries regarding assessments and reassessments. Provides information regarding appraisal and valuation techniques and methods.

Prepares and submits routine reports and documents concerning assigned functions in accordance with established procedures.

Updates records, maps, and files using information gathered during field inspection activities to assure the accuracy of future inspections.

Performs other related duties as assigned.

Qualifications

EDUCATION AND EXPERIENCE:

High school diploma or G.E.D. with additional coursework in real estate appraisal, and one year directly related experience; or any combination of education and experience which would provide the applicant with the desired skills, knowledge and ability required to perform the job.

LICENSES, CERTIFICATES & OTHER REQUIREMENTS:

Valid Washington State Driver's License.

Knowledge, Skills, & Abilities

Knowledge of principles, methods, and techniques relating to the inspection and assessment of residential properties.

Knowledge of construction characteristics and standards.

Ability to read and interpret maps, photographs, and legal descriptions.

Ability to apply correct appraisal principles and techniques to residential property.

Ability to establish and maintain effective working relationships with other employees and the general public.

Knowledge of data entry and computers.

Ability to communicate effectively, both orally and in writing.
